It’s All About Progression

The Waterfront, consisting of 1,200,000 square feet of space, is projected to be built-out over a ten-year period starting in 2Q 2016.

Phase I, the area south of the Tilghman Street bridge, has already begun; the sites for 560 Waterfront Drive615 Waterfront Drive and 645 Waterfront Drive have already been cleared to make room for the construction to begin in 2Q 2016. Phase I will include all site infrastructure, the initial phases of the River Walk, Allen Street Plaza, three commercial office buildings, a residential apartment complex and the first of two main parking structures.

Phase II will include all buildings and land north of the Tilghman Street bridge, which includes three commercial office buildings, two residential apartment complexes and one parking garage. As more details become available The Waterfront’s timeline will continue to update.

1Q 2012
The Waterfront Development Company Forms  –  Jaindl Properties, Dunn Twiggar Company and Michael Dunn Co., collectively The Waterfront Development Company, announce the development of the 26-acre, $400 million mixed-use redevelopment project along the banks of the Lehigh River.
1Q 2013
American Parkway Bridge Construction Begins  – The brand new American Parkway Bridge will span the Lehigh River on the northern border of The Waterfront site, connecting east and west Allentown and providing new access to the development. 
2Q 2014
Phase I Demolition – Though minor demolition began in 1Q 2013, the remainder of Phase I of The Waterfront project will be cleared in July 2014, making room for three Class A office buildings, an apartment complex, a parking garage and the first half of the half-mile River Walk.
3Q 2015
Site Work Begins  -Site work, including the installation of water, sewer, electric, and gas lines, as well as roads, will begin. This work is scheduled for early 2105 following the completion of demolition of buildings in Phase I.
4Q 2015
American Parkway Bridge Opens – The brand new American Parkway Bridge opens, offering new access to The Waterfront and the City of Allentown.
3Q 2016
645 Waterfront Drive Construction Begins – With a freshly cleared site and the installation of new infrastructure, construction on 645 Waterfront Drive, an six story Class A office building with first floor retail, will begin. Construction is anticipated to take one full year through fit out. 
4Q 2016
Tilghman Street Bridge Repairs Begin – The Tilghman Street bridge, which bisects the site, will undergo significant repairs. The undercarriage of the bridge will be repaired while the surface of the bridge will be completely redone.
